Section 12.1 of the Colorado Real Estate Commission’s Buyer Agency Agreement outlines the brokerage duties and services provided by the real estate broker to the buyer. 


Based on the typical services offered by brokers in Colorado, here are 10 possible services to include under section 12.1 of the agreement: 


1. Property Search and Analysis: Assisting the buyer in identifying and selecting properties that meet their criteria, including providing access to MLS listings and other market data. 

2. Market Analysis and Price Comparisons: Offering guidance on property values by providing comparable market analysis (CMA) to help the buyer make informed decisions. 

3. Negotiation Services: Acting on behalf of the buyer to negotiate purchase price, contingencies, deadlines, and terms of the contract. 

4. Contract Preparation and Review: Assisting in preparing and reviewing the purchase contract, ensuring it complies with Colorado law, and is in the best interest of the buyer. 

5. Facilitating Inspections and Due Diligence: Coordinating property inspections and due diligence activities such as environmental assessments, surveys, and title review. 

6. Loan and Financing Assistance: Helping the buyer identify and secure appropriate mortgage financing by recommending lenders and assisting with the loan process. 

7. Coordination with Title Company and Closing: Facilitating communication and documentation between the title company, lender, and other parties to ensure a smooth closing process. 

8. Disclosure Review and Explanation: Reviewing required seller disclosures and ensuring the buyer understands material facts about the property and any potential issues. 

9. Property Showing and Tours: Scheduling and attending property showings, providing insights into the properties and neighborhoods to help the buyer evaluate options. 

10. Transaction Management and Deadlines: Managing the contract from offer to closing, ensuring that all deadlines are met, and addressing any issues that arise during the transaction. These are some of the key services a broker may provide under a buyer agency agreement in Colorado.
